BED 2: A further large sized bedroom of similar size with queen bed and built in robes. It too includes plenty of wardrobe space.
BED 3: This bedroom comprises a set of 2 sets of bunks (sleeps 4). Great for the kids
BED 4: A further large sized bedroom of similar size with queen bed.
BUNGALOW: While still being connected to the main residence this self-contained area consists of:
Captains double bunk, sofa lounge(sleeps 2), kitchen, bathroom, LED TV, stereo, dining table and chairs, reverse cycle air conditioner
A porta-cot available for guests use and may be moved to any room.
A high chair is also available.
PLEASE NOTE:
We ask that while the sleeping arrangements may not suit everyone that the beds remain in each room and not moved.
Please be aware that whilst there are beds for 13 people the dining table is only set up for 8.

You must not accept any booking unless you understand and agree with the following terms and conditions.
Your payment acknowledges acceptance of these Booking Terms.
Reservation Information
When making a reservation please read the written information about that property and the facilities offered. An information sheet can be mailed, faxed or emailed on request.
The proprietor of the property is not responsible for adverse weather conditions.
Cancellations and Refunds
Anytime - All cancellations incur loss of deposit
14 days from booking - If cancellation made within 14 days of arrival ~ loss of 100.00% of the total booking price
Cancellations should be made in writing.
Security Bond
Security Bond is payable by credit card. This bond is additional to the cost of the reservation. Bond payments are fully refundable provided bond conditions are met. Bond payments are refunded only after a thorough inspection and cleaning of the property has taken place and all keys given out have been returned within 7 days of departure.
Should there be any damage to the property, articles therein, missing items or excess cleaning due to the property being left in an unacceptable state, these monies will be taken out of your bond. (please see the Bond Information below). It is necessary that guests report faults, breakdowns or other issues to us without delay in order that we may take appropriate action
Responsibility Clause
We always do our best to ensure your arrangements are satisfactory and we shall not be liable for any injury, damage, loss, additional expenses, accident, delay, changes in accommodation, breakdown in equipment or vehicles, weather, strike, sickness, theft, cancellation or of the foregoing shall likewise not be liable for any injury, damage, loss additional expenses, accident, delay or irregularity, whether to
property, person, or otherwise arising in connection with any accommodation or in connection with any vehicle or transport or other services. The right is also reserved to alter the price, cancel or withdraw the property. Your acceptance of all documents confirms your agreement of these conditions.
Bond Conditions
To ensure your bond is refunded in full, please check the following guidelines: Return all keys given to you - Lost keys $40 fee per key.
Place all rubbish and bottles in rubbish bin provided and leave curb side for collection. Remove and dispose of unwanted items from your refrigerator.
Depart no later than the scheduled check-out time. Delays to cleaning staff due to late
checkout will be charged at $75 per hour.
Leave the property in an acceptable condition, ie. Clean any spills or cooking mess.
Wash any dishes, pots & pans and put them away neatly in the cupboards.
Respect this property as if it were your own please take care of the furniture and fittings.
Rubbish/bottles not removed, dirty dishes & excess cleaning will be charged at a minimum rate of $50, plus $35 per hour thereafter.
All pet excrement must be placed in the bin. A levy of $10 per item not removed will be deducted from the bond.

You are responsible for any insurance to cover against cancellation, personal liability and theft of your own luggage or equipment.
Note: A garbage hopper is located at the end of Normanby Road, Sorrento (open 10 am to 4 pm every day from
December 26 to January 31 and for the rest of the year, Saturdays and Sundays only). Alternatively, excess rubbish can be taken to the tip at Truemans Road, Rye (open 8 am to 4pm Monday to Friday and 8 am to 5 pm Saturday, Sunday and Public Holidays).
NO PARTY CLAUSE:
We welcome groups of friends to the house and hope that you enjoy your stay however we do not permit the use of the house for parties and functions unless arranged in advance.
